These questions are of 30 Numbers of my assignment. I need a detailed answer of these questions.

What is a good formula for splitting profits on a rental property investment?

I am involved in a 3-way investment on a rental property and we are being forced to sell because of a DOT project. Our profit on this property will be approximately $75,000 and we need to figure out how to split this up. Being close family members, we weren’t too concerned about figuring this out we bought the property.

I would really appreciate any suggestions from real estate investors experienced with partnership investments like this.

Here are the figures for the capital and work/mangement invested by each party.

Investor #1:
Invested $150, 000 by taking out a regular home loan.
Lived at the property and payed “rent”.
Did 85% of the maintenance, improvements and rental property management.

Investor #2:
Invested $75,000 from a home equity line of credit.
Did 0% of the maintenance, improvements and rental property management.

Investor #3:
Invested $25,000 from a home equity line of credit.
Did 15% of the maintenance, improvements and rental property management.

I was looking to pursue some classes in the culinary arts. There are (what they call) career specialization programs where you concentrate on an aspect of culinary arts that most interests you…ex baking, cooking, management etc.
These courses are 17 credits (instead of the associate degree program where you learn everything about culinary arts…that is 66 credits)
I wanted to do the baking/pastry course to gain more credentials than I have already in food service…i know nothing technical about baking or pastries.
so do you guys think these certificates are hooey or a worthwhile investment? If I applied to a bakery, supermarket or private..or if i worked for a catering company would i get the job over any other entry level person if i had this?

also (yes i know the actual degree would be better) but i can’t afford it…no i don’t want a 21 thousand dollar loan…do you..that’s a lot of money when you make 8 bucks an hour and nobody can help you out.

With $50K in my families contribution, over 7 years of my sweat equity (no paychecks), further public relations & business management contributions from both myself and my family, this business grew from a $140K investment to over a million dollar combined property/business with 12+ full-time employees.

After over 7 years, myself & my partner could no longer see eye to eye. Again, our written contract had provisions related to a dissolution along these lines, still granting my fair share in the investment. The other partner fundamentally breached our contract, never once sharing any of the profits, and now denying any share I have in either profits or property.

Is there any case law pertaing to this?

I have visited http://savingforcollege.com but unless I visit all the links, I couldn’t answer this question. I’m just looking for a good one in term of having a few decent investment options (not too many is ok just ranging from conservative to aggressive) and (importantly) low management fee.
Actually many 529 state plans I have checked (California, Nevada, Kansas, Alaska) do not have any tax break for residence.

What are you charged for financial planning or investment advice?
